Bronze gives you everything required to sell successfully. Most sellers choose Silver, because the extra promotion usually makes sense for the value of the property. Gold suits villas over €1m, international owners, homes that need more attention, and sellers working to a date.

What if another agent has the best buyer?
We work with partner agents across the coast, so your home reaches their buyers too. When one of them brings an offer, you see it, with the numbers that matter.
- If we find your buyer
- You pay your package fee, from 1% + IVA. Nothing else.
- If a partner agent brings the buyer
- The total fee is the traditional 5% + IVA, shared with that agent. We show you the offer, the fee, the buyer's financing and conditions, and what you would walk away with.
- You decide
- Accept the buyer that leaves you best off. Nobody commits you to 5% but you, and we record your decision in writing before any offer is accepted.

Questions sellers ask
- Do the fees include IVA?
- No. Spanish IVA at 21% applies to agency commission, and every figure we publish says so. On a €1.000.000 sale at Bronze, the fee is €10.000 + €2.100 IVA.
- Is a lower fee a lower service?
- No. Every package includes valuation, photography, the portals, viewings, negotiation and sales progression. The packages differ in how much extra marketing goes into your sale.
- Do I have to accept a partner agent's buyer?
- No. You can decline any offer. If you accept a buyer a partner agent introduced, the 5% applies to that sale, and we record your decision in writing before the offer is accepted.
- Why can you charge less than 5%?
- Because AI and automation handle the qualification, follow-up, scheduling and reporting that used to need a large office. Our advisors spend their time on pricing, viewings and negotiation.
- Where does the buyer's deposit go?
- To the buyer's lawyer, to the notary, or it is secured by a bank guarantee. We put in writing which one before anybody transfers anything. It never touches our account.
